Bulfinch Crossing, also known as One Congress, is a 4.8-acre site under active and continual development in the center of downtown Boston. The site, which has been owned by our client for over a decade, is being transformed under a phased master plan enabling 2.9 million square feet of mixed-use development. The next decade is expected to involve the development and construction of over six or more phases, with entitlements for over 1 million square feet of office space, more than 800 residential units, and a new pedestrian public square designed to transform the site, served by on-site MBTA subway and bus lines, bicycle and car-share networks, commuter rail services and major highways, into a lively “live, work, play” neighborhood. DRB has been working on the restructuring of the project for the past several years and closed a restructure and initial phase of financing in the Spring of 2017. A second phase of construction financing closed in December 2017. DRB is working closely with its client to structure and capitalize the next succeeding phases of financing and development.
